What closing costs include

Closing costs are the fees to finalize a purchase beyond the down payment — lender origination, appraisal, title insurance, escrow, recording, and prepaid taxes and insurance. For buyers they typically total 2%–5% of the price. Your cash to close is these costs plus your down payment.
