How much house can you really afford?

Lenders use two ratios. The front-end (28%) caps your total housing payment at 28% of gross monthly income. The back-end (36%) caps housing plus all other debt at 36%. Your true budget is whichever comes out lower — which is why paying down a car loan can raise the house you qualify for.

Monthly housing budget = min(28% × income, 36% × income − other debts)

We then back out the home price that fits that budget at your rate, term, and estimated taxes + insurance.
