Debt-to-income compares your monthly debt payments to your gross monthly income. Lenders lean on it heavily: under 36% is considered strong, and 43% is a common ceiling for qualified mortgages. Lowering other debts directly increases the home (or loan) you can qualify for.
DTI = total monthly debt ÷ gross monthly income
Recurring obligations: housing payment, car loans, student loans, credit-card minimums, and other loan payments. Utilities, groceries, and taxes generally don't count.
Pay off a small loan entirely (removing its whole payment), avoid new debt before applying, or increase income. Even clearing one card payment can move the ratio.
